Lounge / Dining Area
The entrance leads directly into the spacious living area, featuring beamed ceilings, two 3 seater sofas, a coffee table and 2 side tables, sideboard, flat screen TV with Freeview, CD player and DVD player. The dining area looks out onto the lovely garden and the dining table seats 4.

Kitchen
From the lounge / area there is a step up into the recently refurbished kitchen. This modern kitchen is fully equipped and includes an oven, hob, microwave, fridge freezer and washing machine.

Master Bedroom
The master bedroom features an en-suite shower room, king size bed with luxurious bedding, 2 bedside cabinets, dressing table and chair, soft chair and fitted wardrobe. The bedroom looks onto the mature gardens.

Double Bedroom
The double bedroom features a double bed with luxurious bedding, large fitted wardrobe and side table.

Single Room with guest bed
The single room has a side table and set of drawers and flatscreen TV.

Family bathroom
The family bathroom is furnished to a high standard with bath and shower and a large area around the sink. Bath and hand towels are supplied for you during your stay.

Orchard Cottage is situated in the small, peaceful village of Kingsbarns, conveniently located between St Andrews, the home of golf and Crail, one of the most picturesque fishing villages you will ever visit. The village lies in the eastern part of the East Neuk of Fife near the sea. With its award winning beach and magnificent coastline, Kingsbarns is a throwback to an age of village tranquility which is an ideal for the perfect getaway retreat. The village features a village shop and a former early 19th century coaching inn called The Barns which serves excellent food and has a separate bar area.

Directions

Kingsbarns Conservation Village
The village of Kingsbarns is situated 6 miles south along the coast from St. Andrews and 4 miles north from Crail on the A917.

By Rail:
The nearest Railway station is just north of St Andrews at Leuchars, 10 miles from Kingsbarns. From Leuchers Railway station, go through St Andrews towards Crail on the A917.

By Air:
The nearest airport is Dundee Riverside Airport, approximately 21 miles away. Cross the Tay Bridge and take the A917 south through Leuchers and St Andrews. From Edinburgh airport, cross the Forth Road Bridge to Kirkcaldy then proceed east on the A917 to Kingsbarns. The journey should take is around an hours drive. Glasgow Airport is around 2 hours drive on the M8 then follow the same directions after crossing the Forth Road Bridge.

Within walking distance from Orchard Cottage, the Cambo Estate has been welcoming visitors since 1668. The estate features beautiful gardens, woodland walks, a coffee shop and garden centre and is a great attraction for all the family.
